Commercial pools fail faster, and the reason is arithmetic
A backyard pool heater runs a few hours a day for four months. A condominium pool heater runs most of the day, most of the year, and holds a set temperature rather than chasing one.
That difference compounds through every wear mechanism at once. Burners foul sooner. Igniters and flame sensors accumulate cycles faster. Heat exchangers scale faster, both because more water passes through them and because the water is held warmer.
Temperature is the multiplier people underestimate. Scaling accelerates as temperature rises, so a therapy pool held near 30 °C scales an exchanger substantially faster than a backyard pool at 27 °C, on identical fill water. In Guelph, where the fill water is already high in calcium, that is the single largest driver of commercial pool heater failure we see.
The practical consequence: a maintenance interval copied from residential practice is the wrong interval for a commercial pool, and it will be wrong in the expensive direction.
What a scheduled service actually covers
A service visit on a commercial heater is not a residential visit performed more often.
- Combustion. Manifold gas pressure under load, burner tray condition, igniter and flame sensor tested by microamp signal rather than by eye, vent inspected.
- Water side. Temperature rise across the heater measured at operating flow, exchanger inspected for scale and cupronickel corrosion, unions and headers checked for the white crust that precedes a leak.
- Chemistry review. Calcium hardness, pH, total alkalinity and the Langelier Saturation Index read against the log, not against a single sample. Commercial pools are dosed continuously and the log tells you more than the day's reading.
- Safeties. High limit, pressure and flow switches function-tested rather than assumed.
- Controls. Setpoints, sensors and any building management integration confirmed.
- Written report. Condition, work performed, parts consumed, and what is projected to need attention before the next visit.
The last item is what a property manager is actually buying. A visit with no written record cannot be presented to a board and cannot support a capital plan.
Public health, and why an unplanned closure costs more than the repair
Public pools in Guelph and Wellington County are inspected by Wellington-Dufferin-Guelph Public Health under Ontario's public pools regulation.
Water temperature is not the only thing that fails when a heater fails. Chemistry control gets harder in a pool that is drifting cold, circulation and dosing equipment may be interlocked with the heater in some plant rooms, and a pool taken out of service has to be brought back into compliance rather than simply reheated.
For a condominium the cost is a resident-facing outage and the board meeting that follows it. For a hotel it is a refunded amenity and a review. For a therapy facility it is cancelled treatment for people who have few alternatives. In each case the repair invoice is the smallest number involved.
This is the argument for scheduled maintenance, and it is an honest one: it does not prevent every failure, it converts most failures from unplanned to planned.
Redundancy and the plant room
Most Guelph commercial pools we see run a single heater, which means a single point of failure for the whole amenity.
Where a plant room has the space and the gas capacity, two smaller heaters staged together are worth considering at replacement rather than one large one. They cost more to install and they buy two things: the pool stays open at reduced output when one unit is down, and the pair modulates better across the year than a single oversized unit cycling.
Where a second heater is not practical, the alternative is planning: knowing which parts are single-source, holding the critical consumables, and knowing the lead time on the exchanger and the board before they are needed rather than after.
We document both at the first visit, so the decision is made against a real parts list rather than in the middle of an outage.

Parts lead time is the item that turns a repair into a closure. Consumables are stocked or next-day, but a heat exchanger or a discontinued control board runs one to three weeks, and the wait is worst in June and July. A pool that fails in early July on an obsolete board can be closed for the rest of the season.
